Hindustan Teleprinters Limited had 10 acres of land inside the Guindy Industrial Estate. The land parcel was trouble gripped as the owners could not find any takers for the plots. The main reason for this was that the plots were termed industrial land. However the plot owners now may be able to sell the plots as CMDA has permitted housing construction on this land.

The land was on block for the past five years. However the owners HTL could not find any taker for the land parcels. Seeking help, the land owner had approached CMDA which finally permitted construction of residential units in the land.

The growing prices for the residential properties in the area, there would be many developers interested in the 10 acre of land. The Guindy region is not so suitable for the development of any IT parks or commercial districts. Moreover, industrial activities, as a whole, are becoming weak in the city. Continue reading

AIG Global, a New York-based private equity and realty firm, has bought 50% stake of RMZ in their shopping mall project in Hyderabad. The mall project is a joint venture which has been stalled due to many reasons. RMZ has divested its stakes worth Rs.53 Cr in the stalled mall-cum-office project.

AIG Global plans to turn the mall project into a residential project with some additional investment. The project, spreading over 11 acres, is expected to be launched by the first quarter of next financial year. However the launch will be subject to internal approvals, an official with direct knowledge revealed.

Mr. Bamasish Paul, MD at AIG Global Real Estate India refused to comment on the issue. On the other hand, while commenting on the development Mr. Raj Menda, managing director of RMZ, said that the dispute was cordially settled down. Continue reading

Adani Realty-M2K Tie Up To Launch Oyster Grande Gurgaon

Adani Realty has announced its tie up with M2K. Delhi-based M2K Group and Adani Realty will jointly develop a premium housing project- Oyster Grande Gurgaon.

Adani Realty, Adani Group’s real estate wing has revealed its plan to launch its latest residential project in Gurgaon. Adani Realty will be launching this housing project in collaboration with M2K.

Pharmaceutical Company Alchemy now entering Realty Market

On Friday, Alembic, India’s oldest pharmaceutical company announced its entry in real estate sector as it has launched a company called Alchemy Real Estate. The CEO of this company will be Mr. Udit Amin, son of chairman and managing director of Alembic Limited Chirayu Amin. The city-based pharmaceutical major Alembic had announced its planning in June this year about entering the realty sector with residential and commercial properties. Also, one of the official told that Shangri-La, company’s first residential project is located on Alembic road overlooking Alembic cricket ground and near Bhailal Amin hospital. During these announcements, officials informed that the company holds more than 100 acres of land in the city out of which around 50 acres is might be used for real estate purpose. The recently launched residential project will consist of 11 towers of nine floors. There will be in all 396 flats of two, three and four BHK. The project is spread over six acres of land.

Gitanjali Gems Ltd developing Residential Project

Borivli, in Mumbai’s western suburb is to be gifted with a residential project brought by Gitanjali Gems Ltd who is the leading diamond jewelery manufacturer and retailer.

Godrej Properties are entering NCR with their first residential project in Gurgaon.  The project will be developed in partnership with Frontier Home Developers on an area of 1.05 million sq. ft. on nine acres of land.

Pirojsha Godrej, the Director of Godrej Properties Ltd. said on Wednesday that GPL is now operating in 11 cities including NCR.  The project is a residential one which includes flats and penthouses. The best features of this project are its flexibility with respect to various configurations, extensive green and open areas and cherry on the cake is that it faces a 36-meter wide green belt.

The project is located in NCR’s growth corridor and near NH-8. Some of the landmarks are the industrial township of Manesar, 20km from the Indira Gandhi International Airport, near Metro station.

‘Inno GeoCity’; a residential project, is launched by Inno Real Estate in Oragadam near Chennai. This firm is a division of Inno while Inno is a , a global investment group focussed on Indian real estate with operations in India, Middle East and Europe.

On Monday, Rajamannar Ramaswamy, the Group Managing Director said that GeoCity is the first own development project of Inno. Till now, they just used to fund other projects and they have already six Indian projects with a total gross development value (GDV) of Rs. 2,600 cr.

Sajid Sathak, the Managing Director said that Geocity, which is spread over an area of 131 acres would be a self-contained township and that it would have a GDV of Rs. 750 cr. 4,000 residential units would be available for buyers plus amenities such as shopping mall, school and medical facilities would be there.

The first phase of GeoCity will consist of 1,000 units and would complete within 1.5 years.

The houses would fall in any of the three categories; Row House I, Row House II and twin house. The cost of houses would fall in the range of Rs. 17 lakhs to Rs. 22 lakh.

Beary’s Group Bags Prestigious Prize

DLF drops mall proposal

DLF has dropped its plans to develop a mall on upmarket Commander-in-Chief Road in Chennai due to the ongoing economic recession.

The company has now sought permission to develop the land as a premium residential project. DLF Southern Homes director KK Raman said, “We have completed the design process. We are awaiting approval to announce the launch of our residential project during October-November 2009”.

Sometime in 2005, DLF Commercial Developers acquired the 4.41-acre property from German major Mico Bosch for about Rs 138 cr and had intended to develop it as a retail-cum-office complex. Later, it revised the plans and applied for a multi-storeyed building status, hoping to develop the property as a mall.

Now, for the second time, the company is revamping its plans. It has approached the Chennai Metropolitan Development Authority to permit its reclassification so that the land can be developed as a residential project.
