Jan-March Net Profit Of Unitech Plunges 98% On Weak Property Demand

Unitech Ltd. (507878.BY), one of India’s top realty companies by sales, Wednesday posted a 98% drop in consolidated net profit for the January-March quarter as expensive loans and property prices crimped demand for apartments and shopping malls. Profit in the fiscal fourth quarter plunged to INR22.6 million from INR1.03 billion a year earlier. The figure lagged the INR790 million averages of estimates in a Dow Jones Newswires poll of five analysts. Sales declined 32% to INR7.16 billion from INR10.54 billion.

Unitech and other realty companies in India have been hit by weak demand in a slowing economy. The central bank raised interest rates 13 times between March 2010 and October 2011, before finally easing rates this April. Also, rising living costs and reluctance of most realty companies to make major cuts in prices have made potential buyers put off purchases.  Unitech’s net profit for the financial year ended March 31 fell 56% to INR2.48 billion. Sales declined 23% to INR24.46 billion.

“Financial year 2011-12 was a very challenging year, particularly in terms of availability as well as cost of funding for real estate projects,” said Ajay Chandra, Unitech’s managing director. “This has resulted not only in an increase in financing costs for the company, but also adversely affected construction activity.” Chandra said, however, that he expects the current financial year to be “significantly better” as there has been a gradual improvement in availability of funding in recent months. Also, interest rates are expected to come down.

He said Unitech plans to deliver nearly nine million square feet of space in this financial year which began on April 1, up from last year’s 3.4 million square feet. The guidance will be helped by Unitech receiving bookings for 7.19 million square feet in the past financial year — including 6.34 million square feet of residential bookings — totalling INR38.08 billion. The company launched projects of 7.81 million square feet last year.

ASK group plans to fund in Indian Real Estate Projects

Real estate fund house ASK Property Investment Advisors has said it is planning to fund to invest in Indian real estate projects.

The company has already committed $40 million (Rs 200 crore) out of its second domestic fund. It has formed a subsidiary in Singapore that will be raising this offshore fund. To be launched in July, the ASK Real Estate Special Opportunities Fund plans to invest in projects with a completion cycle of three-four years.

“We are a domestic fund and are constantly looking for opportunities in the domestic markets. Developers are constantly scouting for investments to buy land. We have so far deployed funds in ten investments,” Mr Amit Bhagat, Managing Director and CEO, ASK Property Investment Advisors, said.

The average investments will be to the tune of Rs 75-125 crore. The second fund will invest in mid-sized development projects in key cities such as Delhi-NCR, Mumbai, Pune, Bangalore and Chennai. The ASK Group had raised its first domestic fund of $75 million in 2009. It was also targeted at residential segment. “We have committed 100 per cent of the first fund,” he added. Industry sources note that realty focussed funds pan-India are looking to rise over $5 billion from both domestic and offshore markets.

Report: DLF in talks to sell Mumbai land

DLF, India’s top-listed realtor, is in talks with three Mumbai-based real estate companies — Lodha Developers, Runwal Group and Sheth Creators, to sell a piece of land in central Mumbai, according to a report on Friday.

While DLF is seeking a valuation of 30 billion rupees ($571 million) for the 6.8 hectare property, the potential buyers are negotiating at between 20 billion and 22 billion rupees, the newspaper said, citing an unnamed person.

“Even as all the parties had talks with DLF, the developer is yet to make up its mind, as it is expecting higher valuations,” it quoted the person as saying.

DLF bought the land for 7.02 billion rupees in 2005 from state-owned National Textile Corporation.

Abhisheck Lodha, managing director of Lodha Developers, said the company was not in talks with DLF while an executive at Runwal group also responded in the negative, the paper said.

DLF does not comment on market speculation, the company’s spokesman told.

Realty Industry Feels Rate Cut as Benefit for All

The interest rate sensitive realty industry Tuesday welcomed the Reserve Bank of India’s (RBI) decision to cut key lending rates by 50 basis points, and felt the move will boost builders’ and home loan customers’ sentiments alike.

“For the real estate in particular, this is indeed a welcome step by RBI. While the sector was already reeling under the pressures of high interest rates, this will allow banks to lower down the interest rates significantly. Both buyers and developers shall get benefitted from this,” said Pradeep Jain, chairman, Confederation of Real Estate Developers’ Association of India (CREDAI).

Home loan buyers are currently paying a higher rate of interest in the range of 11.50-13 percent on floating basis. Customers, who had earlier opted for dual rate scheme and now just exhausted their fixed tenure rate, are paying the same rate of interest.

Other industry players like Unitech and real estate consultancy firm Cushman & Wakefield also welcomed the move, which they said would boost business confidence.

“This development will have a positive impact across the economy and particularly in the real-estate industry. Not only will the cost of borrowing rationalize, this reduction will also provide an impetus to growth and enhance business-confidence,” said Ajay Chandra, managing director, Unitech.

Cushman & Wakefield India said that the banks are expected to pass on the reduction in interest rates to consumers, which will provide a positive boost to market sentiments especially in the residential sales markets.

“We expect to witness some pickup in the volume of sales transactions. For the whole of last year, end buyers had to defer their purchase decisions as they were facing the double-edged sword of rising interest rates and stubborn price levels,” said Anurag Mathur, managing director, Cushman & Wakefield.

The RBI’s announcement also buoyed the BSE Realty index which grew by 32.50 points at 1,813.97 points around 2:50 p.m. Stocks of realty industry players also surged with DLF’s scrip growing by 3.75 points or 1.88 percent at 203.25 points.

Mirah to Grow Realty Business, Double Presence in Food and Beverages

Mirah Group, a diversified business group with interests in food and beverage (F&B), hospitality, travel and international trading, is scaling up its real estate business and consolidating it under a single entity, said a top executive. The group, which runs popular restaurant chains and food stores including Rajdhani, Mad over Donuts and Manchester United Cafe and Bar, has completed around 10 real estate projects in the past decade. But it is only now that the group is organizing and branding the business under a new entity, Edifice Properties.

“We are looking to develop large mixed-development townships in Mumbai and Pune,” said Gaurav Goenka, managing director, Mirah Group. The first project is a 300-acre township in Nagpur, which has received funding in the form of foreign direct investment from a subsidiary of Bank of Scotland. The second will be a township in Pune, and the third, of 200-300 acres in Thane, is in the land acquisition stage.

In the F&B space, Mirah Group, known for expanding through acquisitions, is in talks to buy stakes in both domestic and international brands. “International brands are coming in by the dozen and we will look at picking up stakes in brands that are scalable and have a USP (unique selling proposition),” said Goenka.

The firm intends to invest around Rs.200 crore in this space in two-three years. It will expand Rajdhani, its flagship brand, from 35 outlets to 50 in a year and Mad Over Donuts to 100 from the current 35. Cafe Mangii, which is present only in Mumbai, will travel to Bangalore and Delhi and expand from five to 15 restaurants.

Mirah also runs a chain of hotels under the brand name, Citrus. From the current lot of seven hotels, it plans to open another seven that it will itself build, own and operate. Besides running its own F&B outlets, last year, Mirah Hospitality, a part of Mirah Group, invested Rs.40 crore and acquired a 26% stake in Impresario Entertainment and Hospitality Pvt. Ltd, which runs cafes and fine dining restaurants such as Mocha and Smoke House Deli.

Saloni Nangia, senior vice-president at retail consultancy Technopak Advisors Pvt. Ltd, said that with the fast pace of growth in the number of people across socio-economic strata eating out and ordering in, the F&B space in India will only grow from where it is today. “While a lot of modern retail will move online, F&B, still being an experience-related business, will continue to grow,” she said.

Retail consultants said the F&B sector will continue to draw the attention of investors such as private equity and venture capital funds. Jacob Kurian, a partner at Asia-focused private equity fund New Silk Route, said the fund is exploring opportunities in the sector. New Silk Route is in talks to buy a stake in Adiga’s, a south Indian restaurant chain.

Buyers are back in the realty market this Navaratra, lending credence to this festive season’s reputation as a golden period for business in this sector.

There is flurry of activity in the offices of realty firms as buyers are coming out to seal deals. The mood is likely to remain upbeat till the end of summer vacation of schools.

“I am sure that this positive momentum in the market will continue till summer vacation when even more end users are likely to clinch deals,” Samir Jasuja, the chairman and managing director of Prop Equity, says.

“After Navaratra, summer vacation in schools is regarded a good time for realty, as people wait for the end of term of their children to shift houses or buy one. The summer is a time of transfers and relocation; a time of school admissions and hunting for a house near schools, so that children can have an easy commute,” Jasuja says.

Gaurav Mittal, the managing director of CHD Developers, says: “The mood is really upbeat in the market with people finalizing deals in property. While market warms up during Navaratras even during bad times, this Navaratra is different. The quantum of deals is unexpected, though a welcome development.”

Jasuja says, “Notwithstanding a slew of legal battles, buyers are taking a final call on their new purchases in Noida and Greater Noida.” A report of Prop Equity says that the current financial year has proved to be good for almost all the big cities of the NCR including, Noida, Gurgaon, Ghaziabad, Greater Noida and Faridabad.

Sanjay Khanna, the director of Kailash Nath Developers Pvt Ltd, says: “I hope the worst is over for realty market and transactions take place till the end of summer vacation in schools. This Navaratra is proving to be very auspicious for the realty world. I know that NRIs, too, find the summer months an ideal time to return to their roots in order to buy property. Their search for a property also starts during the summer. This is the time when they visit India in order to meet their relatives and, side by side, also look for nice properties. They do not mind paying slightly more for good properties.”

Realty watchers say that April-June period records a high quantum of property transactions. Realty market picks pace from Navaratras. This is a time when end users finalize their deals and those looking for new homes on rent, also shift. The summer is also a time when the resale market picks up nicely.

Vijay Jindal, the chairman and managing director of SVP group, says: “It is a hectic period from Navaratra and through the summer months. A lot of transactions take place at all levels.” He says that during the summer, buyers give priority to those projects which are close to good schools.

Realty Sector in Disappointment

The Union Budget 2012-13 on Friday proposed allowing external commercial borrowing for low cost affordable housing projects.

Presenting the Budget in the Lok Sabha, the Finance Minister, Mr Pranabh Mukherjee, also proposed setting up of a Credit Guarantee Trust Fund to ensure better flow of institutional credit for housing loans.

The Minister also proposed to enhance provisions under Rural Housing Fund from Rs 3,000 crore to Rs 4,000 crore besides extending the scheme of interest subvention of 1 per cent on housing loan up to Rs 15 lakh where the cost of the house does not exceed Rs 25 lakh, for another year.

Meanwhile, real estate players were disappointed with the Budget saying it failed to highlight the role of the housing sector in the economy.

“The proposal of bringing in an umbrella tax structure to the cement industry will increase the cost of housing and will negate the development process. Also providing ECB to affordable housing is a minor respite to the sector. There is an inherent risk of liquidity drying up wherein the exemption of capital gains tax to invest in small and medium enterprises may result in cash out from real estate,” Mr Lalit Jain, President, CREDAI, the industry body of real estate players, said.

The sector also said that the increase in service tax will increase the cost of construction by Rs 50-100 per sq feet.

According to Mr Anurag Mathur, Managing Director, Cushman & Wakefield India, “The increase in allocation in infrastructure implies a clear intent on enhancing the urbanisation process as well as providing a support to the slowing industrial sector. At the same time the increase in the service tax from 10 per cent to 12 per cent would lead to additional burden on the tenants as the service tax on rentals has remained unchanged.”

CREST brings a new product; Real Estate Rating

On Thursday, Crisil, the leading credit ratings agency, introduced real estate ratings in order to help buyers in making informed purchases so that greater transperancy can be achieved. This concept of rating is launched for the first time by any Indian organization
Roopa Kudva, the Managing Director and Chief Executive Director of Crisil, told that there will be a scale of seven stars through which rating would be given to specific projects as compared to the other alternative available projects in the city.
Also, CREST publically declared that they are currently considering 21 projects spread across Tier-I and II cities.
The parameters of rating will be previous record of the developer, the infrastructure of the project, cost overruns, timely completion, finishing, after-sales service, project innovations and the legal issues associated with the project.
Also, this rating will be revised after the project completion.

Joint Venture Among Tata Housing & Tata Realty

The two companies Tata Realty and Tata Housing belonging to Tata Sons Ltd. are competing with each other which are doing nothing but hindering Tata Sons on a whole.  Therefore, Tata Sons is asking them to avoid this competition.

Tata Housing Development Co. Ltd was established so as to develop and sell primarily residential projects whereas Tata Realty and Infrastructure Ltd was set up to function as a fund and develop infrastructure projects. They both are 100 percent subsidiaries of the group.

Some officials stated that the problem arose two years ago when Tata Realty started looking for real estate projects which directly overlap Tata Housing’s business interests.

This competition is on its peak since both of them now plan residential projects in cities such as Pune and New Delhi.

Now, Tata Realty is been told that it has two options; either develop its ongoing and future residential projects as joint ventures with Tata Housing or not pursue housing projects at all.

Mr. Brotin Banerjee, managing director and chief executive officer of Tata Housing maintained a silence when asked if the two groups had competition amongst them and said that just some overlaps were there and added that the companies shared the same chairman, R.K. Krishnakumar.

Cement Industry Seeks Profit

There is good news for cement industry as it is expected that the sale of cement is going to witness a rise in demand from realty sector and construction companies by 12 per cent to 20 million tones this month. As compared to the same period last year, the Sales for the building material grew by 11per cent in January and 4.3 per cent in February this year.

On the last day of the current financial year, March 31, Cement companies are supposed to announce the sales data. “Our initial estimates show that March sales will be higher compared with the first two months of the current year,” said Mr. Rupesh Sankhe, Angel Securities Cement Analyst. He added that the sales could go up by 12 per cent in March.

The increased sales in March can be accounted to high inventory levels from the month of February, the analysts say. “There was a shortage of wagons last month and many companies were unable to deliver the commodity to retailers,” Sankhe said.

The major players of Cement industry like Aditya Birla, Jaiprakash Associates, Dalmia, JK Lakshmi and Shree Cements, registered high growth last month and are expected to grow this month too keeping in mind the higher consumption. It is interesting to note that these 5 companies together account for almost half of India’s total cement capacity of 240 million tones.
“Demand for cement is robust and the industry will see healthy growth in March, said Mr. Hari Mohan Bangur, Managing Director of Shree Cement. He added that the growth rate will continue as long as there are no dampening factors.
Apart from the recovery in realty sector, analysts say a sharp increase in sale of cement can also be due to the government’s focus on infrastructure in the five year plan.

Thus the cement industry can only expect profits in the near future.
