Non-Resident Indians (NRIs) have a major role in the investment strategy of India. Gold, bank deposits and other investment options are far behind the real estate investment.
Sumansa Exhibitions conducted a survey among the NRIs who live in the United Arab Emirates (UAE). Their survey reveals that majority of them, nearly 89%, have investment in real estate properties. They invest their additional income on properties worth crores of Indian rupees.
The survey records pointed a 6% rise in the real estate investment comparing to the last year. Sunil Jaiswal, CEO of Sumansa Exhibition, expressed that real estate investment as the safest investment.
He pointed to the higher returns of real estate investment too. No other option of investment brings such an amount of return in any way. The figures reveal that nearly 26.7 % of UAE NRIs purchase real estate property as safer investment option.
Mr Jaiswal further said that real estate investment in home country is always more preferred. He pointed to the fact that the host country never grants any citizenship. This necessitates the return of NRIs after a period of time.
Another important aspect which supports the NRI investment is low interest rate. With the fall of rupees the interest rate seems much lighter for the NRIs.
Mr Jaiswal counted Mumbai, Bangalore and Delhi as favorite spots for real estate investment destinations.
CEO of Dubai-based Indian real estate consultancy Investors Clinic, Honey Katiyal opined that most of the NRIs prefer high end properties. This is because this is highly appreciable to make use of the declining rate of rupee. Further investing on high end properties will bring higher returns.
By selecting the high end properties the NRIs are sure to gain higher returns within a span of 4 to 5 years.
Reputations of the builders, value appreciation, clear track records, higher quality, etc. are the factors which NRIs look in properties. They usually seem to be very selective in their investments.
Hyderabad, Chennai, Kolkata and some other Tier 1 and Tier 2 cities also remain to be their favorite destinations for real estate investment. Cities with high pace infrastructure development attract the NRIs to greater levels.
Very close to real estate stand bank deposits. As bank deposits guarantee good returns some of the NRIs find it also smart investment option. Anyway bank deposits are never able to assure returns in a similar way as real estate do. This makes real estate a better investment option.
