Noida Extension Approval Blends Boon and Bane

Approval of Noida Extension appears as a boon to the builders and developers of Noida. The people booked flats and apartments seemed happier at the hearing of the approval.  The farmers welcomed the approval. But was it all gone within a wink. After a couple of weeks the situation shows that the approval of Noida Extension had only a mean momentary impact. The approval created a mixed feeling of Joy and grief, laughter and weep. The majority of the people looked tensed and worried. Let’s have a look at their feelings. A walk through the Noida Extension enabled us to see:

  1. Tensed Buyers
  2. Troubled Builders
  3. Furious Farmers and
  4. Grieving Nature.

Tensed Buyers: Approval of Noida Extension made buyers so tensed and anxious over their earlier bookings. The buyers feel that their bookings are on the fence as they can be cancelled at any time by the builders or demanded a higher price for the same. They remain worried about the size and space of their property. The residential welfare associations met Greater Noida Industrial Development Authority (GNIDA) to sort these problems out. The builders are accused of cancelling the reserved bookings on petty or flimsy issues to invite newer bookings which will fetch higher price and more profit. The redesigning of the flats with lesser space and/or increasing the number of floors is/are the two options the builders have. The Noida Extension Flat Owners’ Association (NEFOA) has already warned the builders of lawsuit in case if they change anything in the prior plan or design of the building.

Troubled Builders: Nevertheless the builders are devoid of worries and tensions. Increased labor costs and raw material costs are to be met decently. Buyers are not in favor of any change neither in design nor in space to their apartments and flats. Builders had paid a large sum to the authority and to the farmers to solve the tensions out. This extra cost must be returned to them and this seems not as easy as they thought to be.

Furious Farmers: Farmers too face a number of problems in their life. They claim that the builders have not paid them rightly and duly as they should.  They prevent construction of many sites. This oiled the flame of builders’ trouble. Many construction sites are not able to resume their construction even after the approval.

Grieving Nature:  Mother Nature seems scared of Water scarcity which becomes an alarming problem of the locality.  The Central Water Authority of Noida reports that the water level depletes 70 cm per year. A single builder approximately uses 2 lakh liters of water per day. The larger number of builders and developers exploit the underwater resources for their constructional purposes without any limit. This higher exploitation of water causes an irreparable damage to the water level. The water level of Noida was marked “safe” in the year 2004. But by 2009 the situation got worsened and the water level of Noida was registered as “semi critical” and if the situation goes on like this for another 3 -5 more years then the water will be very low and sure to reach the “critical” stage.

The scope of getting a windfall makes it a boon for the realty sector. As it causes disturbances to the environment and to the humanity as a whole, it is considered as a bane by the environmentalists. The higher demand for homes necessitates the construction of large sky scrapers. Protection of the environment’s future remains as prior responsibility of every builder and if not taken care, these will turn out to be banes.
