Real Estate Firm To Raise Funds

A Real Estate firm Embassy Developers is expected to generate over 513 million US Dollars as said by their Prospectus which was filed today. This will be done through an initial public offering of shares.

The draft is available on the Edelweiss website. The lead running managers for the issue are Nomura, UBS, Local Investment Bank and Citi.

The prospectus included that Embassy property is looking at pre-IPO placement of around 57 million shares for up to 11.75 billion rupees with certain investors. The retail investors may be offered a 5% discount on the issue price.

Though the time line is not yet been set.

The Indian companies have raised a lot of money through share sales by mid-June of FY10 from 56 issues which is higher than last year, as shown by the data collected by Thomson Reuters.

India has also asked bids to appoint 4 banks for managing a follow-on public offering in state-run Power grid Corp of India.

IL&FS Plan To Invest In Real Estate

IL&FS private equity is planning to increase its investment in infrastructure and Real Estate sector by the end of FY10.

They announced to increase their investment from 660 million US dollars to 1 billion US dollars in the infrastructure sector. In the realty sector they already have investments of 1.6 billion US dollars. They are planning to take deals in both the sectors as well.

Mr Shahzad Dalal, Vice Chairman of IL&FS Investment Managers Ltd said, “We will invest close to a billion dollars in infrastructure as well by about the end of this financial year.”

In the realty sector the firm has spent 1.2 billion US dollars from the total investment on over 30 deals. It is said that they are now looking at 10 more. The left over amount is expected to be deployed by the end of this year mainly in residential space along with commercial.

The company recently bagged a deal in the real-estate segment through IL&FS Milestone Fund in HCC’s Real-Estate project ‘247 Park’ for Rs 575 cr for a 74 per cent stake.

Mr Dalal further added, “The outlook is fairly bullish on both Real Estate and infrastructure. We believe there are a lot of opportunities. There may not be many good projects, but because of our reach and reputation, we do see some really good projects.”

HNIs Going For Commercial Properties

You need to give a second thought if you believe that commercial properties are purchased only by companies to aggrandize their business plans. Forthwith, money is put into commercial properties by High Net worth Individuals (HNIs) too.

In the past, the New Age Indians were just confined to investing in residential properties, but it does not goes for now-a-days. The trend is growing fast. According to the CMD of PropEquity, Samir Jasuja ,a large no. of HNIs will look ahead to buy commercial properties if banks do not show aversion to giving loans to individuals in order to invest in commercial properties. He added “the fact that banks do not show any positive response to sanction loans to individuals in order to purchase commercial properties is not a secret anymore. The status is same all over the world. That is why you cannot compel only our banks.”

The reason behind banks avoiding loans disbursal to individuals in investing in commercial properties is that the rate of default is very high in this segment as compared to residential properties. Thus, banks joyfully give loans for residential properties while they are not that interested when it comes to loans for the investment in commercial properties.

The director of Century 21 India, Anu Gupta suggested that HNIs should make investments in commercial properties as investing in them could prove to be highly beneficial as far as their return is concerned. The underlying reason would be that while they could go for bank loans up to 75-80 % for such purchases, the compensation of such loans could be set off against the rental incomes from such commercial properties. Therefore, as the retail/commercial industry grows, by investing a portion of the full price, an investor can gain a high-value asset, which will not only give maximum return (thanks to the set off provision in IT against rentals), but could see a significant appreciation over a period too.

Checklist for NRIs Willing To Invest In Real Estate

1. Doing a bit of research on the track record of builder can help.

2. For any real estate purchase it is preferable to make visits to the sites before buying them. This exercise is worth it not only because we are committing a large amount of money but also because reversing the decision proves costly as well. If the NRI is not able to make it, he can request a trusted friend or relative to opt for the site visit.

3. Going for a home loan through a bank will ensure that the money is released in stages only. This keeps the money safe during the construction. Also, all the banks at their local branches have their list of shortlisted builders for whose constructions loans are pre-approved. It is better to buy only these constructions, as the banks are quite stringent in their norms for pre-approval and shortlist only those builders who have a proven track record and those project, which comply to all legal norms.

4. Post the construction, the management of the asset is one of the major issues faced by NRIs. There is no easy solution for this. There are some society associations which support the owners of the buildings with services like maintenance and rent collection. There are again the “friendly neighborhood real estate agents” who may some times double up as the maintenance manager too. Many times though the “friendly” turn into “greedy” after some time. There are a few professional real estate management firms in most metros, which are now expanding into the Tier-II cities too.

5. Some of the other checks for any real estate purchase are:

i. Whether the construction rate quoted is for Built-up area or Carpet area? Construction is generally quoted for built-up area and rental is quoted only for the carpet area. There can be a difference of 15 % to 20% between the two based on the type of construction. Today in apartments there is the concept of super built-up area which apart from the built-up area includes stair case, common passages, fire escape passage, etc. The super built-up area can be bloated by as much as 50% of the carpet area.

ii. Robert Allen, the Real Estate Mogul suggests the 100 – 20 – 10 – 1 rule for any real estate purchase. The idea is to check out 100 properties in person; shortlist 20 of them for a deeper scrutiny; enter into negotiation with sellers for 10 of the properties and finally buy the ONE that is best suited.

iii. Technically there should be a check for all the statutory approvals – town planning, water supply and sewage disposal, safety approval from the local fire department, etc. It is always better to ask for the encumbrance certificate and the title deed from the builder to get a legal opinion from a lawyer.

6. Don’t hesitate to ask. This is probably the most important point. Many times, for avoiding being thought of as less intelligent, we question less. For any investing and particularly for real estate the more the questions asked the better the investment. The genuineness of the promoter can be gauged by the patience, the promptness and depth of the answers. Answers like, “Don’t worry about that, we will manage”, without going into the specifics are danger signs.

7. Take time. Do not restrain yourself by limiting the time for checking the properties and decision making to the time that you are present in India. A 2-4 week holiday cannot be hoped to be converted into a real estate investment period. Start the process before you come here. In case you cannot decide before you leave, it is OK. A Power of Attorney to a parent or a relative can be used to decide on the actual purchase even after you leave the shores of India.

Indian developers set sights on Sri Lanka

Sri Lanka is taking small steps to revitalize its shabby forty billion dollar economy. Delegates from the Sri Lanka board of investment met officers from real estate giants for investments and have liberal rules governing businesses.

It aims to spend twenty million dollar in encouraging the nation for global tourists.

Ravi Puravankara, MD-Puravankara group, said, “With the civil war over, we are seeing a huge demand for housing”. The group is planning to launch a villa project in Colombo. Further he added, “We have already initiated the land acquisition process”.

The Sri Lankan government is aiming an FDI of two billion dollars by next year. According to government statistics, Sri Lanka received $889 million in FDI during last year and four hundred million dollars, so far, this year. The Board of Investment refused to comment on how much it expects the Indian real estate developers to invest.

Vijaya Bank looking at business from NRI accounts

Vijaya Bank has prepared a blueprint for taking its business from NRI accounts to five thousand crore rupees by 2011.
At present, NRI accounts contribute almost thirteen hundred crore rupees to its consolidated business volume.
Vijaya Bank Chairman and MD Albert Tauro said, “We are working on ‘Mission NRI 5000’ to grow to five thousand crore rupees in the segment by financial next year”.
Further he added, “We plan to grow both in terms of clients and volume in this segment, especially in Kerala, Karnataka and Andhra Pradesh, but it would need some seeding time”.
Besides, the bank has taken lead in financial inclusion and branch-less banking by opening almost a million no-frill accounts.
He added, “We will soon launch mobile banking facility and up our number of branches and ATMs to 1200 and 500, respectively, across India”.
He pointed, “Our CASA stands at 24% and we are targeting CASA level of 28% by the end of current financial year”.
Tauro informed, “The bank has successfully brought down its cost of deposit and raised yield on deposit. This has improved our net interest margin from 1.68% to 2.38%”.
The bank had so far restructured and rescheduled Rs 2,400 crore worth of loans, especially to the MSME, housing and real estate sectors.
The CMD was in town to inaugurate ten new branches in Lucknow region. The branches were opened in Lucknow, Badaun, Fatehpur, Hardoi, Pilibhit, Sultanpur and Hathras districts.

Residential property prices may go down

Knight Frank India said that prices in the residential property segment are likely to decline in a short time. Knight Frank India Chairman Pranay Vakil said, “We feel prices of residential segment may go down over a period of time”. Further he added that the residential segment may see a robust demand in certain markets and it was also a good time for property developers to invest in land.

Real estate demand at this stage is the result of investor-led demand and end-user demand. While investor demand is due to shift in money from equity markets, on the other hand the end-user demand is due to increased consumer confidence and pent-up unmet demand from the recession period. This leads to a rapid increase in demand for real estate and also in property price.

Dax Properties setting up golf township

Dax Properties is setting up a 18-hole golf course-centric luxury retreat and township at Shadnagar near here which will entail investment of five hundred crore rupees.
The golf course will be spread over 130 acres on a 300-acre site earmarked for the Golf Retreat project, according to Mr Masood, MD of the Bangalore -based Dax Properties, part of Countryside Realtors.
Further he said, “We believe India has potential to serve golf lovers offering golf tourism in a majestic lush green environment where one could also buy luxury villas being developed on the property”.

Retail investors begin to return

Retail investors are regaining confidence in the primary market but they seem to be gradually making their presence felt in the secondary market.

Leading retail brokers say that they are seeing an increment in the number of clients returning to the market. The only difference is that investors are taking small bets, and quickly booking profits even if they are not large.

Growing retail investor interest can also be gauged from the fact that indices tracking the SME space have outperformed the key indices in the run-up to five thousand level touched by Nifty during intra-day trading.

India’s FDI increases

India’s FDI inflows reached to 41.5 billion dollars last year, constituting 9.6% of its gross fixed capital formation, against just 1.9% annual average in 90s.
India attracted 41.5 billion dollars in FDI last year, its outward flows or overseas investments amounted to 17.7 billion dollars, roughly 4.1% of its gross fixed capital formation. This is in sharp contrast to its meager annual average overseas investments of 110 million dollars for last decade, when such outward investments comprised 0.1% of its gross capital formation.
The FDI stocks of India, which were just 1.6 billion dollars in 1990, zoomed to 123.3 billion dollar in 2008, constituting 9.9% of GDP, against a paltry 0.5% of GDP in 1990. In the case of China, such FDI flows, which were 20.7 billion dollars in 1990, leapt to a whopping 378 billion dollars last year.
In the case of cross-border mergers and acquisitions, Indian companies’ net sales surged from an annual average of 282 million dollars during 90s to 4.4 billion dollars in 2007 and to 9.5 billion dollars in 2008. Against this, Indian companies’ purchases of overseas firms which averaged 104 million dollars annually between 90s rose to a peak of 29 billion dollars in 2007 and came down to 11.6 billion dollars last year in the wake of the onset of the global economic and financial crisis.
Two Indian companies, Tata Steel and ONGC, found a place among the top hundred non-financial transnational companies from developing countries, ranked by foreign assets in 2007.

Plaza Centers to invest three thousand crore

Zuri Group Global is planning to invest about twelve hundred crore rupees for setting up five-star business hotels and luxury residential properties over the coming three years.

The investments would have a debt-equity ratio of 70:30. The company was open to raising funds through the private equity and IPO routes.

The Bangalore-headquartered company plans to open three to four hotels of 150-175 rooms each in Pune, Ahmedabad, Kolkata, Nagpur, Delhi (NCR) and Mysore entailing investment of Rs 800 crore over next three years.

Zuri was also planning to start constructing this year its luxury villas and apartments in Goa, which would entail an investment of Rs 400 crore including land cost. Zuri had acquired 300 acres for the project. The approvals for the project are in place and the villas are expected to be ready in 18 months from zero date.

Real estate recovery story being scripted by investors

The real estate recovery story is being driven by the residential segment, but contrary to the claims made by a number of developers that end-users are their main buyers, the current trend is being driven by investors.

Investors are back in good numbers and before the curve goes up, they want to buy. Some who have bought are already hoping to book profits during this Diwali. This could be a precursor to further improvement in investor sentiments, since investors would take this as a sign to look towards a sustainable run in the future.

Investors moved away from the residential real estate market when the market crashed last year and many have not been came back. The last few months though have seen a number of affordable launches at price points, which have stimulated the market. Most developers have launched mid-income housing in the Rs 20-40 lakh range, which has created a movement.

Tax benefits for investors

UP Government has declared some tax benefits besides simplifying process for approval of building layouts to increase SEZ investments.
During the meeting, it was planned that units being set up in SEZs will get a rebate on entry tax from June 30. These units will get entry tax wavier like export oriented units. Arrangements have been made for fast approval of layout of buildings.
Unit Approval Committee headed by Noida and Greater Noida officials will approve layouts.
Officials were also ensured that VAT deposited by units set up in SEZ was refunded as these units are exempted from VAT w.e.f. january last year.

Real estate- the best investment destination

Money raising by realty-focused PEs sluggish

Money by realty-focused PEs declined to over a four-year-low level in April-June quarter of this year as institutional investors remained uncertain in committing capital. Investors have turned carefull and are now looking at more established markets. In this quarter, 21 real estate funds made aggregate commitments of 10.3 billion US dollars, down 72.16% from 37 billion US dollars in a year period.
During this time of instability, investors are especially cautious and therefore they are looking towards more established markets, rather than emerging markets.
Anticipating slump in demand amid the global economic downturn, various investors have reviewed their investment portfolios and reconsider their allocations to PE real estate.

Mumbai is most preferred property investment destination

The financial capital Mumbai now ranks as the most preferred destination for investing in properties, while Chennai has replaced Bangalore.

The survey, “Trend in residential space across top cities in the current scenario” ranked Mumbai as the most preferred destination to invest in property while in south, Chennai is in the first place for property investments, overtaking Bangalore.

Cities like Patna, Nasik, Tiruchirapalli and Madurai have also become choive destinations for property investments, the survey said.

It said 60 percent of respondents felt interest rates for home loan would come down further in the coming months, while 40 percent evinced interests on properties with an area between 500 to 1,000 square feet.

More than three thousand people from the metros and other cities, including Pune, Ahmedabad, Thane, Coimbatore, and Vadodara participated in the survey.

“Market sentiments are reviving and people are ready to invest. Based on our survey, more than 60 percent of customers are looking at buying residential properties in the next six months. They also have a hope that interest rates on home loans will soon come down”, Consim Info Founder and CEO Murugavel Janakiraman said.

Maharatna status for PSUs

Government is considering giving ‘maharatna’ status to big PSUs to provide them greater freedom to take strategic decisions in key areas of investment and mergers and acquisitions.

The plan to create the ‘maharatna’ group among the so-called ‘navaratna’ companies is part of the 100-day agenda of the ministry of heavy industries and public enterprise.

Currently 18 ‘navratna’ companies have financial autonomy to invest up to one thousand crore rupees in setting up joint ventures or subsidiaries abroad and freedom to decide on merger and acquisitions without the government permission.

DLF plan could hit barrier

Plans by the promoters of top real estate company DLF to buy out hedge fund DE Shaw’s investment in family-owned DLF Assets (DAL) could hit a roadblock because of a little known rule in the country’s foreign exchange laws.
Under a ‘put’ option signed between DE Shaw and three companies controlled by DLF-promoter KP Singh’s family in May 2007, the US-based fund, which invested $400 million in convertible preference shares of DAL, could exit its investment and get a fixed return of at least 27%.
As per the ‘put’ option with DLF Investments, Kohinoor Real Estates and Buland Consultants, DE Shaw is supposed to get back around Rs 2,500 crore after forex adjustments. But FEMA classifies all equity investments that carry a fixed return as debt, which could bring DE Shaw investment under the purview of external commercial borrowing (ECB) guidelines.
With ECBs not allowed in the real estate sector, investors holding convertible stock with fixed returns could find their exit option blocked.
