BOP launches Real Estate Boutiques

A very ambitious and unique project has been announced by a Better Option Propmart(BOP) a Delhi based Real Estate Management and Advisory firm. They are set to launch 15 Real Estate ‘boutique’ across the Northern India.

These will be first of its kind boutiques and will be known as ‘BOP Studio’. The idea is based on the model of any walk-in-store for property consultancy and purchase. It will have sit –in-consultants who will provide detailed and free counseling to every customer. The ambience will be of any high class store and will have the database of various projects in North India.

The Managing Director of the company, Mr. Amit Mavi said on the occasion, “You could walk-in, avail yourself of our free real estate consultancy and still not buy any property being showcased. Our aim is to bring the ‘consumer durable shopping experience’ to real estate buyers. We expect people to perceive BOP as a real estate advisory service provider rather than a mere property seller.”

The initial investment in the project is said to be huge that of at least 60 lacs per studio on the infrastructure alone. The firm plans to open 2,000 square feet street outlets at most of the hot spot destinations for Real Estate like Agra, Amritsar, Chandigarh, Jaipur, Lucknow, Kanpur, Noida,  Meerut and others.

The studios will yield profit if they handle at least 10 projects every year and achieve sales of Rs. 150 cr per city. The financial engagement looks tough more so for Tier II cities as the average realization from residential projects there is lower than that in metro cities.

Will this idea become successful, only time will tell?

Better Options Property (BOP) which is a Delhi based realty management and advisory firm. These realty boutiques seem to be interesting enough since they will be developed for the first time in India. A realty boutique is a real estate Shoppe based on the model of a walk-in store for property consultancy and purchase. These will be called ‘BOP Studio”.

Some of the key features of these studios are:

  • An amount of Rs. 60 lakh would be spent by each studio on the infrastructure alone.
  • These studios would be located at the prime location in each city covering an area of 2000 sq ft.
  • Currently, the cities Noida, Kanpur, Chandigarh, Meerut, Jaipur, Agra, Lucknow, Amritsar, and Ludhiana etc will be credited with the BOP Studios.
  • It is expected that there would be thousands of professionals that would be recruited in these studios.

The target for the BOP studio is quite high. It might have to take around 10 projects hand in hand in every city where it plans to operate. According to Gaurav Mavi, director, BOP, although their plan of expansion in India through the shoppe concept may not flourish at once, but will surely be able to fetch profits later.

Elderly Now Willing to Spend on Realty

As per the report from JLLM, Jones Lang LaSalle Meghraj, a realty advisory firm, the senior citizens’ home is now a days the most upcoming field of realty. This fact is evident from the increasing number of projects housing stock directed at this section.

The report published by JLLM ’Senior housing sector in India: Key Trends’ gives full details of this observation. According to the report, the seniors are not seen the same way they were seen a decade ago. These days, their status is experiencing a drastic change, the reasons being change in mindset, augmented financial independence and growing cohort size. The big caliber of this segment and its unique needs and promises are offering a good vector of opportunities to the Indian realty market.

Also, as per the report, the number of seniors believing in the idea of good standard of living and the sunset years of their lives with similar-aged companions and sharing facilities in settings of security  and enablement is rising rapidly. A survey was conducted on households with senior citizens from which it was inferred that more than 60% of them found concept of an elderly club or a senior citizen’s association as a viable and practical one. The old age homes are now replaced by contemporary retirement homes or resorts was one of the conclusions from the report.
